Ajmer : The dream of thousands of allottees of Ajmer Government Housing Scheme to construct their houses at low cost years ago has been shattered by the government’s delay. Due to the infrastructure not being developed on time in the two major housing schemes of the city which were launched seventeen and six years ago respectively, many allottees are now finding it difficult to build houses there due to the expensive construction cost. Now the construction cost has increased five times compared to the plot allotment period. Even the matter of Land for Land is stuck in Prithviraj Nagar Scheme. Some cases are pending in the court.
Hit by huge increase in construction costs: Allottees of ADA’s much awaited Prithviraj Nagar Scheme launched in 2007 and Vijayaraje Scindia Nagar Scheme launched in 2018 have been hit by delays. Due to compensation to account holders and court disputes, facilities like roads, water and electricity could not be developed here. Due to which housing could not be built. Now after so many years, facilities are being provided but the construction cost has increased by five to ten times including GST. Whereas GST was not applicable at the time of introduction of the scheme. Due to GST, goods are no longer delivered through raw bill. 15 years ago, the construction of a house was done at the rate of Rs 600 per square foot including material and labour, which is now done at the rate of Rs 1800. The cost of a two BHK house with simple facilities built on a 100 yard plot ranges from Rs 50 to Rs 60 lakh. Has reached.

Due to demand for building materials, prices increased three to five times. Cement, gravel and rebar are the main ones in this. This has doubled and tripled the price of house construction. Goods supply chain and transportation also became expensive. The desire for modern facilities is also the reason for the increase in prices. Delay in development is the major problem in many government housing schemes of Ajmer.
