Jaipur : Jaipur Buying house and land in Rajasthan has now become expensive. The government has implemented the increased DLC rate (market price) from today (December 2). In urban areas the DLC rate has been increased by 5 to 15 percent, while in some rural areas it has been increased by 50 percent. At the rate of 15 per cent, men will have to pay Rs 66,000 more for registering a house or plot worth Rs 50 lakh. The special thing is that now in urban areas, land registration is done on a uniform basis instead of square yard or square metre. It will be in me only. At the same time, in rural areas, the registry of agricultural land will be in hectares instead of bigha.
For two consecutive days on Saturday and Sunday, the Registration and Stamp Department worked to update the rates in the software. In view of this, the leaves of the concerned employees and officers of the department on 30 November and 1 December were also cancelled. Actually, DIG Stamp Jaipur G.L. Sharma had received proposals from district level committees in June-July. After discussing these proposals, it has been decided to increase the DLC rates. Earlier on April 1 this year also, the government had increased the DLC rates by 10 percent. In this way, this is the second time in the year when DLC rates have been increased.
The proposal came 5 months ago
Proposals for DLC from all subdivision areas were invited about five months ago in June. These increases have been made after discussing these proposals. It is being told that in rural areas where development has taken place rapidly, urbanization has increased rapidly. The DLC rates in those areas have been increased by 50 percent. Apart from this, the DLC rates for irrigated agricultural land have also been increased by 50 percent. Because in most places the DLC of irrigated lands was equal to that of non-irrigated lands or in some places less. According to sources, the rates in Jaipur have been increased by up to 15 percent. At many places it has been increased by 10 percent and at some places by 5 or 8 percent. DLC rates have been increased more in Sikar Road and Jagatpura areas.
Less money will have to be paid for registration in the name of women
In places where DLC rates have increased by 15 percent, men will have to pay Rs 66 thousand more for registering a house or plot worth Rs 50 lakh. At the same time, for getting the registration done in the name of a woman, Rs 56 thousand 250 more will have to be paid.
Registry fee was charged at the rate of about 8.8 percent
Till now, registration fee at the rate of 8.8 percent was charged on purchasing property in the name of men. There was 6 percent stamp duty and 1 percent registration fee. There was a separate surcharge of 30 percent on the total stamp duty and other charges. Similarly, for registration in the name of a woman, the rate was about 7.5 percent. There was 5 percent stamp duty and 1 percent registration fee. At the same time, 30 percent surcharge is included on stamp duty.
