Jaipur : The state government is going to crack down on developers who turn their back on the responsibility of maintaining plots and houses after selling them in townships. Now developers will have to maintain the township for 7 years. In return, 2.5 percent of the total plots of the township (saleable area) will be kept reserved. The developer will not be able to sell those plots and houses for seven years.
If there is a lack of development work, the body, authority can get the work done by selling these plots. This provision has been made in the draft of the new township policy. On the other hand, top officials of the Urban Development Department say that this provision has been proposed keeping in mind the problems of the people living in the township.
For example, If a township is of 80 bighas and 300 plots are created in the saleable area after excluding roads, parks, community centers and other amenities, then 2.5 percent of it, i.e. 8 plots, will be kept reserved. The developer will get the right to sell these plots after seven years and that too only when he maintains the development work of the township properly.
