Jaipur : Houses under the Housing Board Scheme in the state have become expensive. Before the DLC rate of government lands increased, the Housing Board has increased the reserved rates of the lands of its housing schemes. This increase is from 8 to 8.50 percent. The Housing Board Commissioner issued orders on Wednesday. These rates will be effective till June 30, 2025. The Housing Board has increased the highest reserved rate by Rs 2610 per square meter in Mansarovar, Jaipur. At the same time, the lowest rate has been increased by Rs 205 per square meter in Jaipur’s Mahal Yojana.
Rate increased for the second time in 6 months
The Housing Board has increased the reserved rates of land for the second time in 6 months. Earlier, on 19 January this year, the prices of land were increased by issuing an order. The Board has not increased the rates in the scheme of Alwar, Bhiwadi, Dausa, Bharatpur, Sawai Madhopur and Dholpur. The circle offices present in these districts were recommended to keep the prices of land here stable.
Understand the change in prices like this
For example, applications were invited from 15 March to 15 April this year in the Housing Board’s Govardhan Vilas Vistar Awasiya Yojana in Udaipur. The estimated price of a LIG house (52 sqm) in this scheme was stated to be Rs 17.40 lakh. At that time, the land rates for a LIG house here were fixed at Rs 17725.50 per sqm. On this basis, the cost of the land came to Rs 9 lakh 21 thousand 726.
But now the board administration has increased the land rates by 8.50 percent. Currently, the land rate has become Rs 19233 per square meter. According to this rate, the price of 52 square meter land in this scheme has become Rs 10 lakh 116, i.e. it has increased by Rs 78 thousand 390. After the new rate hike, the estimated cost of a LIG here will become Rs 18.18 lakh.
3100 flats and houses will be allotted in 9 cities by next month
The Housing Board had launched housing schemes in 9 different cities in March, out of which applications for some schemes will be filled till 15th July. The lottery for the applications received in all these schemes will be drawn at the end of this month or in August. Now the prices of houses will also increase in all these schemes. However, this increase will not have any effect on the schemes of Dholpur and Bhiwadi. Along with these schemes, the schemes for which applications were received in April-May can also be included in this lottery. The maximum applications have come in Govardhan Villa Scheme of Udaipur. More than 23 thousand people have applied for about 200 houses here. Similarly, the lottery for the applications of Mount Abu, Vatika of Jaipur, Badli of Jodhpur and Nagaur scheme will also be drawn. About 1090 houses will be built in Badli of Jodhpur. Their lottery will also be drawn along with this. In such a situation, preparations are being made for the lottery of 3001 flats and houses in these 9 cities.
The board makes the project in this way
These projects of Housing Board are made according to the income group. There are five categories in these, namely Economic Weaker Group (EWS), Lower Income Group (LIG), Middle Income Group (MIG) A, MIG B, High Income Group (HIG). The applicant can apply for these according to his annual income. For example, the income limit for EWS flat is up to Rs 3 lakh per annum. In LIG, this limit is Rs 3 to 6 lakh. There are two categories of different income groups in MIG. MIG A is Rs 6 to 12 lakh and MIG B is Rs 12 to 18 lakh. People with income group of more than Rs 18 lakh can apply in HIG.
