Jaipur : DLC rates have been increased for the second time in eight months in Jaipur district. The DLC rate has been increased by 5 to 15 percent in urban areas and by 50 percent in rural areas, due to which the purchase of land and houses has become expensive and getting the registration done has also become expensive. At the same time, officials of the Registration and Stamp Department say that there are benefits from the increase in DLC rates. At present there is a huge difference between the market prices of lands and houses and the DLC rates. An attempt has been made to reduce this gap by increasing DLC rates. House loans are available as per DLC rates. Now due to increase in DLC rates, the increase in loan amount will make it easier for banks to give loans and people to get the increased amount. Officials say that the compensation amount given by the government at the time of land acquisition is also decided according to the DLC rates, with the increase in DLC rates the compensation amount will also increase.
Standardization of rates and implementation of metric system
DIG Stamp I Dr. GL Sharma says that as per the order of the state government, new DLC rates have been implemented from December 2. The metric system has been implemented by standardizing the rates. In rural areas, now the rates of Bigha will be applicable in hectare. That is, the registry of agricultural land will be in hectare instead of Bigha. Similarly, now the land registry in urban areas will be in uniform square meter instead of square yard or square meter. Proposals were received from district level committees in June-July, which have now been implemented.
Stamp duty will increase due to increase in DLC rates
Buying property in men’s names attracts 8.8 per cent registry fee. There is 6 percent stamp duty and 1 percent registration fee. There is a 30 percent surcharge on the total stamp duty and other charges. Overall, the registry charges a rate of 8.8 percent. According to the new rate, now men will have to pay Rs 66 thousand more for registering a house worth Rs 50 lakh. Getting the registration done in the name of a woman will cost Rs 56250. At present, the rate of registration in the name of a woman is 7.5 percent.
